Local Law 157 Could Shut Off Your Building's Gas For Years

What New York City's Local Law 157 says is that is that owners and managers must now install and pay for natural gas detectors that detect gas leaks in every single apartment in the city. The shortcut approach is to just install off the shelf natural gas detectors. But there is a major problem with this approach.

Simple gas detectors could cause your building to lose gas service for years.

When somebody smells natural gas, they'll call the city or Con Edison. And the first thing they'll do is shut off the natural gas.

To turn the gas back on in one or all risers in the building, Con Edison requires those risers to be tested - which is an almost never-ending process of waiting on tests, followed by inspections, and navigating the city's bureaucracy to have all the right documents signed off and filed with the right people. Which is why the average building in New York City that has its gas turned off takes years to have it turned back on.

Now think about tens of thousands of buildings turning on hundreds of thousands of natural gas detectors. You're going to have a lot more people calling Con Edison and a lot more buildings having their natural gas shut off for years.

So what is the solution? The solution is, smart controls for natural gas.

Using smart controls to detect natural gas gives managers immediate alerts to fix issues before the city gets involved.

What that means is that the natural gas detectors installed will not only beep when they detect natural gas, they'll actually send a message over the internet to management. They'll be able to immediately respond by turning off the gas and fixing the issue before it gets reported to Con Ed or the city.

Even better, these same natural gas detectors can also serve as temperature and humidity sensors to make your heating and cooling systems run more efficiently at the same time. It's a two for one.

The good news is we're launching a pilot for this.
